Q2 2021 Quarterly Report

Each quarter, investors receive Jamestown Invest 1, LLC’s reporting. This week, our investors received the quarterly report for the period ending June 30, 2021. The report details our updated Net Asset Value, includes an update on the Fund’s investment in Southern Dairies @ Ponce City Market, and highlights the Fund’s second consecutive quarterly dividend of $0.075. Below we’ve included a few Fund statistics and corresponding a summary of the highlights in the full report.

Increase of quarterly Net Asset Value (NAV) per share

  • Our Net Asset Value increased by $0.01 over the prior quarter, driven by an increase in value of Southern Dairies @ Ponce City Market.***

Stable leasing and rent collections from Southern Dairies @ Ponce City Market

  • During the quarter ended June 30, 2021, the property executed two strategic relocations and extensions with existing tenants, allowing for an assemblage of a 25,000 square foot block of contiguous space within Building A at Southern Dairies. We are seeing an increase in prospective tenant tour activity from large format, creditworthy tenants for this space.
  • Rent collections remain at 100% for the second quarter of 2021 and 3% of annual contractual rent deferred last year is expected to be collected in 2021.
  • Due to the recent lease renewals and relocations at the property, the Fund’s weighted average lease term has increased by 91% quarter-over-quarter, from 2.2 to 4.2 years.

Declaring our second consecutive dividend based on recent leasing momentum at Southern Dairies

  • We are pleased to share that Jamestown Invest 1, LLC (the “Fund”) recently announced its second consecutive dividend of $0.075 per share. The distribution is effective for all shareholders of record as of June 30, 2021, and is expected to be paid by July 21.
